2020: A year of disruption, but also of positive transformation

2020 has been a challenging year for all of us, and the architecture sector is no exception. It has been a year of disruption, a lot of it unwelcome, but, in some respects, disruption has been a force for positive change.

Chapman Taylor has been using the pandemic experience to test new ways of working, to re-examine assumptions and to renew our advocacy for fundamental change to ensure that our built spaces are socially, economically and environmentally sustainable and fit to meet the challenges of the coming decades.

Our Business Continuity Plan ensured a smooth transition from studio-based working to remote working for the lockdown periods in spring and late autumn, minimising interference with our processes and ensuring continuity of service for our clients.

As part of our ongoing strategy for successfully transitioning Chapman Taylor’s business leadership to a new generation, our CEE Lead Director Jon Hale and our Madrid studio’s Managing Director Mikel Barriola were appointed to Chapman Taylor’s Group Board on 1 September, joining existing Group Board Members Chris Lanksbury, Adrian Griffiths, Tim Partington and Michael Cottam. Broadening our business leadership to include our international studios will help ensure sustainable and successful international growth in the years to come

UK

We are continuing to bring to fruition major urban regeneration projects at Coventry city centre, which is under construction, and Bolton town centre, which has received planning permission, as well as a new 20,000m2 office and retail development at the St John’s Quarter development in Manchester.

Work in the residential sector across the UK is increasing, with major schemes in London, Bristol, and Manchester. Construction is continuing on Bristol’s tallest residential building, Castle Park View, for which we are providing architectural and interior designs, while work also continues on the Kampus Build-to-Rent development and the MeadowSide residential scheme, both in Manchester. The One Vesta Street residential development in Manchester was delivered by Chapman Taylor in April 2020.

Over the last year, we continued our long association with St Pancras International, where we delivered new passenger waiting areas to cater for growing Eurostar passenger numbers. We are currently working alongside WSP on design of Brent Cross West station in North London. We also completed our luxurious fit-out for the DO & CO Luxury Catering Facility at Heathrow Airport completed.

Planning consent has been granted for the 29-storey Anchorage Gateway residential development in Manchester, while a planning application has been submitted for a 350-home Build-to-Rent residential development at Flax Place in Leeds. We are also currently acting as Executive Architect to deliver the new Manchester Metropolitan University Institute of Sport.

Europe

The Flow Building, the Chapman Taylor-designed retail and office landmark in Prague’s famous Wenceslas Square, is nearing completion in the Czech Republic. Construction is under way at the MOLO Lipno luxury resort in the southern Czech Republic.

We also completed several landmark Central Europe projects in the office sector, including the Class A Expo Business Park development in Bucharest and the BREEAM Excellent USCE Tower Two office building opened in Belgrade. Construction is continuing on other office developments in the region, such as the BREEAM Outstanding J8 Office Park and the LEED Platinum U Centre, both in Bucharest.

SNØ Oslo ski hall, the largest indoor ski venue in Europe and the central focus of Chapman Taylor’s Winter Park masterplan, opened to the public in Lørenskog, Norway.

In Portugal, building permission was granted for the Cinco District mixed-use development in Carnaxide near Lisbon while, also near Lisbon, we completed our asset enhancement of the Alegra Sintra shopping centre. In Spain, we completed the refurbishments of the Los Cubos office building and the TresAguas shopping centre, both in Madrid.

In Poland, we have unveiled our 80-hectare masterplan for the World Horticultural EXPO site in Łódź, Poland’s third-largest city, which will host an estimated 4.5 million visitors when the event takes place in 2029.

In Turkey, the much-anticipated Büyükyalı mixed-use, residential-led project on the shoreline of the Marmara Sea is nearing completion in Istanbul.

In Germany, Chapman Taylor was appointed to design the Proeslerstrasse office complex in Nuremberg and, in the same city, a residential and commercial building at Schanzäckerstrasse. We won a design competition alongside BOB efficiency design AG for the innovative, flexible and highly sustainable BOB.Düsseldorf Airport City office building. Meanwhile, the Godesberger Allee office development completed in Bonn’s government district.

We were also appointed to design residential apartments at Schuckertstrasse in Fürth, Germany, as well as a residential complex for the new Hornschuch Campus, also in Fürth. In the same city, the redevelopment of the FLAIR Galerie shopping centre is now under way. Meanwhile, the 55,000 m2 Dreiländer Galerie shopping centre is progressing rapidly in the German town of Weil-am-Rhein.

In Russia, the 132,000m2 Grozny Mall retail and leisure development in Chechnya is also soon to open.

China

We are undertaking a number of very large urban masterplanning competitions in China, which have been very successful for our business. These include our design concepts for the 950-hectare Sanya Baopo Cultural and Sport District in Hainan and for the new Zhangjiang Gaoke Office Park in Shanghai.

Our Liangjiang Collaborative Innovation Zone masterplan development is proceeding at speed in Chongqing, creating an ecological innovation district on a 6.8km2 site, integrating universities, R&D support and significant social and leisure support facilities with the surrounding natural environment.

Middle East

In Saudi Arabia, Chapman Taylor is creating the masterplan for Airport City, a new urban district adjacent to King Abdulaziz International Airport in the city of Jeddah. The 1.91 million m² GBA masterplan introduces an innovative mixed-use community concept to the region.

We have completed a number of prestigious international cinema developments in the region, including several Muvi developments designed by Chapman Taylor across the country. One of the most recent to open, at the Mall of Dhahran, is the largest cinema in the country. Muvi is the first Saudi-owned cinema brand.

Central Asia

Deniz Mall completed in Baku, Azerbaijan, delivering a 120,000m² entertainment centre over five floors. A central ‘flame’ tower is surrounded by eight entertainment spaces with angled glass façades inspired by the eight-pointed star on Azerbaijan’s national emblem. Also in Baku, the first phase of the prestigious K Residence development has completed, delivering five of what will be a total of seven luxury residential courtyard buildings in the scheme. Meanwhile, construction of the mixed-use, office-led Port Baku Tower 2 is advancing at pace.

Construction is also under way at the Mirabad Avenue residential development in central Tashkent, Uzbekistan, one of a number of designs we have created for the city, including two large-scale, mixed-use developments.

South and South-East Asia

Chapman Taylor has created a masterplan for the Sa Pa Resort in Vietnam’s Lao Cai Province, which creates a major cultural and ecological tourism destination for northern Vietnam, the latest of several hospitality-led masterplans designed by us for the rapidly developing country.

In Thailand, we are currently developing a major smart city masterplan, which will be an exemplar for how buildings and cities will need to be designed in the not-too-distant future.

Construction is continuing on Dolmen Mall in Lahore, Pakistan, which will be a 75,000m2 GLA luxury shopping centre located within the Defence Housing Authority (DHA) grounds in the city.

Planning permission has been granted for the 25-floor Orbit Towers office development in Hyderabad, India, which will provide 102,000m² GLA of office space for IT workers, with a food court and business centre on the ground floor. We are also working on other major office parks in the same city. Meanwhile, construction is continuing at the 75,000m2 GLA M3M Financial Centre at Gurugram, which will add a 180m-tall, mixed-use landmark to the city’s skyline.

AWARDS WON

Although many awards ceremonies were postponed or cancelled in response to the COVID-19 pandemic, Chapman Taylor still managed to win several industry awards. Among many such honours, our urban regeneration design at Cour Bareuzai in Dijon, France, was awarded “Special Prize - Exterior” in the “Shopping Malls” category for the prestigious Prix Versailles 2020 European awards.

The Ashford Designer Outlet Extension in the UK, home to the largest living green wall in Europe, was “Highly Commended” in the “International Shopping Centre & Outlet Centre Renovation” category at the 2020 Global RLI Awards, while our City Plaza project in Wuppertal, Germany won a Merit Award in the Urban Renewal project category at the CREDAWARD awards ceremony Shanghai.

Mega Silk Way shopping and entertainment centre in Nur-Sultan, Kazakhstan, won the 2020 “Your BREEAM Award” for its sustainability credentials. Shanghai No. 1 Department Store won a 2020 RICS (Royal Institute of Chartered Surveyors) China Award in the “Regeneration Project of the Year” category. Muvi U-Walk Cinema in Riyadh won a prestigious ICTA EMEA 2020 Award for “New Build Development of the Year”, while our Airport City urban masterplan for Jeddah won a 5-Star Award for “Best Mixed-Use Architecture – Saudi Arabia” at the Arabia Property Awards.

RESEARCH AND DEVELOPMENT

Chapman Taylor has been conducting extensive research in each of the sectors in which we work, in areas as diverse as off-site modular construction, Smart City design, Post-COVID Build-to-Rent residential design, drone transportation hubs, Sponge City principles and strategies for health security at airports.

We are currently in the process of migrating our internal document management, communications and intranet systems to Microsoft SharePoint, working with Atvero in developing appropriate software to shape the SharePoint platform to support the dynamic document and information workflows necessary to deliver high-quality projects efficiently. This will help to make our processes more streamlined, better integrate our teams and studios and further our culture of collaboration.

LOOKING TO THE YEAR AHEAD

We have many projects under construction in countries across the world and in all our key market sectors. With our continued emphasis on designing and delivering world-class, ambitious and commercially realistic designs, we look forward to 2021 seeing a strong recovery from the COVID-19-related slowdown and opportunities opening up in brand new markets.

In Poland, we have unveiled our 80-hectare masterplan for the World Horticultural EXPO site in Łódź, Poland’s third-largest city, which will host an estimated 4.5 million visitors when the event takes place in 2029.

In Turkey, the much-anticipated Büyükyalı mixed-use, residential-led project on the shoreline of the Marmara Sea is nearing completion in Istanbul.

In Germany, Chapman Taylor was appointed to design the Proeslerstrasse office complex in Nuremberg and, in the same city, a residential and commercial building at Schanzäckerstrasse. We won a design competition alongside BOB efficiency design AG for the innovative, flexible and highly sustainable BOB.Düsseldorf Airport City office building. Meanwhile, the Godesberger Allee office development completed in Bonn’s government district.

We were also appointed to design residential apartments at Schuckertstrasse in Fürth, Germany, as well as a residential complex for the new Hornschuch Campus, also in Fürth. In the same city, the redevelopment of the FLAIR Galerie shopping centre is now under way. Meanwhile, the 55,000 m2 Dreiländer Galerie shopping centre is progressing rapidly in the German town of Weil-am-Rhein.

In Russia, the 132,000m2 Grozny Mall retail and leisure development in Chechnya is also soon to open.

China

Hemos llevado a cabo una serie de grandes concursos de masterplanes urbanos en China. Middle East

In Saudi Arabia, Chapman Taylor is creating the masterplan for Airport City, a new urban district adjacent to King Abdulaziz International Airport in the city of Jeddah. The 1.91 million m² GBA masterplan introduces an innovative mixed-use community concept to the region.

We have completed a number of prestigious international cinema developments in the region, including several Muvi developments designed by Chapman Taylor across the country. One of the most recent to open, at the Mall of Dhahran, is the largest cinema in the country. Muvi is the first Saudi-owned cinema brand.

Central Asia

Deniz Mall completed in Baku, Azerbaijan, delivering a 120,000m² entertainment centre over five floors. A central ‘flame’ tower is surrounded by eight entertainment spaces with angled glass façades inspired by the eight-pointed star on Azerbaijan’s national emblem. Also in Baku, the first phase of the prestigious K Residence development has completed, delivering five of what will be a total of seven luxury residential courtyard buildings in the scheme. Meanwhile, construction of the mixed-use, office-led Port Baku Tower 2 is advancing at pace.

Construction is also under way at the Mirabad Avenue residential development in central Tashkent, Uzbekistan, one of a number of designs we have created for the city, including two large-scale, mixed-use developments.

South and South-East Asia

Chapman Taylor has created a masterplan for the Sa Pa Resort in Vietnam’s Lao Cai Province, which creates a major cultural and ecological tourism destination for northern Vietnam, the latest of several hospitality-led masterplans designed by us for the rapidly developing country.

In Thailand, we are currently developing a major smart city masterplan, which will be an exemplar for how buildings and cities will need to be designed in the not-too-distant future.

Construction is continuing on Dolmen Mall in Lahore, Pakistan, which will be a 75,000m2 GLA luxury shopping centre located within the Defence Housing Authority (DHA) grounds in the city.

Planning permission has been granted for the 25-floor Orbit Towers office development in Hyderabad, India, which will provide 102,000m² GLA of office space for IT workers, with a food court and business centre on the ground floor. We are also working on other major office parks in the same city. Meanwhile, construction is continuing at the 75,000m2 GLA M3M Financial Centre at Gurugram, which will add a 180m-tall, mixed-use landmark to the city’s skyline.

Awards won

Although many awards ceremonies were postponed or cancelled in response to the COVID-19 pandemic, Chapman Taylor still managed to win several industry awards. Among many such honours, our urban regeneration design at Cour Bareuzai in Dijon, France, was awarded “Special Prize - Exterior” in the “Shopping Malls” category for the prestigious Prix Versailles 2020 European awards.

The Ashford Designer Outlet Extension in the UK, home to the largest living green wall in Europe, was “Highly Commended” in the “International Shopping Centre & Outlet Centre Renovation” category at the 2020 Global RLI Awards, while our City Plaza project in Wuppertal, Germany won a Merit Award in the Urban Renewal project category at the CREDAWARD awards ceremony Shanghai.

Mega Silk Way shopping and entertainment centre in Nur-Sultan, Kazakhstan, won the 2020 “Your BREEAM Award” for its sustainability credentials. Shanghai No. 1 Department Store won a 2020 RICS (Royal Institute of Chartered Surveyors) China Award in the “Regeneration Project of the Year” category. Muvi U-Walk Cinema in Riyadh won a prestigious ICTA EMEA 2020 Award for “New Build Development of the Year”, while our Airport City urban masterplan for Jeddah won a 5-Star Award for “Best Mixed-Use Architecture – Saudi Arabia” at the Arabia Property Awards.

Chapman Taylor has been conducting extensive research in each of the sectors in which we work, in areas as diverse as off-site modular construction, Smart City design, Post-COVID Build-to-Rent residential design, drone transportation hubs, Sponge City principles and strategies for health security at airports.

We are currently in the process of migrating our internal document management, communications and intranet systems to Microsoft SharePoint, working with Atvero in developing appropriate software to shape the SharePoint platform to support the dynamic document and information workflows necessary to deliver high-quality projects efficiently. This will help to make our processes more streamlined, better integrate our teams and studios and further our culture of collaboration.
