Creating a new and vibrant city centre community
Kampus is a £250 million new neighbourhood in Manchester city centre by HBD and Capital & Centric. Once home to Manchester Metropolitan University, the site is being transformed into over 500 build-to-rent apartments across a range of new build and refurbished existing buildings.
Regenerating a famous area
Sitting adjacent to Manchester’s famous Canal Street, the project retains an 11-storey, 1960’s former office tower, which will be extensively refurbished after being stripped back to the original concrete frame and extended by three additional storeys. The former academic buildings, built decades after the tower, have been demolished to make way for the new-build elements, which will be tied into the tower building. Completing the site as a second phase are two listed, derelict mill buildings, which will be refurbished and transformed to complement the wider development. Mecanoo architects secured detailed planning consent for Phase 1.
A secluded garden lined with retail and F&B
The development will host a range of independent retail and F&B spaces set around a lush secret garden and central courtyard. Residents will also benefit from a private landscaped podium, secure parking and cycle spaces and a rooftop residents’ gym and lounge which will boast unparalleled views across Manchester.
Kampus is a joint venture development between Capital & Centric and HBD. Chapman Taylor was appointed as Delivery Architect, with Exterior Architecture designing the green spaces and public realm.

As a UK Board Director, Andy oversees our workplace and design delivery services and helps to define and implement our core values across the UK.
Michael Swiszczowski

Michael joined Chapman Taylor in 2016 to strengthen the practice’s residential expertise. He joined the UK Board in 2022 and continues to take an active in role in developing the practice’s residential and hospitality sectors across the UK business.
He has experience working on award-winning residential projects, with a particular focus on Build-to-Rent, student accommodation, hotels, serviced apartments and modular construction.
Michael is a regular speaker at residential and property conferences where he articulates Chapman Taylor’s design approach and skill-sets. He is also an RIBA-elected member of the Regional Council for RIBA North West.
Rachel joined Chapman Taylor in Manchester in 2006 and became a Director in 2022. She is responsible for leading the UK Technical Group and coordinating ISO 14001 and 9001 in the Manchester studio.
She has over 20 years of experience, with a particular focus on leading the technical design delivery and design management of major projects in the UK and internationally across a number of sectors. Rachel was promoted to the UK Board in 2023.
