Tom Klingholz writes about designing for suburban Build-to-Rent communities

Chapman Taylor’s UK Residential team leader Tom Klingholz has written an Insight paper about designing a new template for a Build-to-Rent community in a suburban location, with particular reference to the challenges involved and the design principles which informed the project.

Most of the Build-to-Rent developments under construction are mid-to-high-rise apartment buildings located in our larger cities. Tom argues that, if we are to meet the needs of UK renters over the coming years, we need to start thinking about providing Build-to-Rent offers in suburban locations.

With demand for housing in many areas of the UK far outstripping supply, Build-to-Rent offerings will play a major role in addressing the needs of renters who want better service and a higher quality from their rental accommodation. Tom makes the point that many of these people have young families or live as multi-generational communities, and need more space in more family-friendly environments. He suggests that a new Build-to-Rent model could be an excellent way of providing that.

Tom uses the example of a concept masterplan, developed by Chapman Taylor, to explain the key issues which a suburban Build-to-Rent model would seek to address – making the case that any such development should aim to be collectively shaped by the context and, crucially, by the community itself.
