Construction progresses on Chapman Taylor-designed Habitat Malešice residential neighbourhood in Prague

Construction is progressing on Habitat Malešice, a major new residential neighbourhood in Prague 10, designed by Chapman Taylor for Skanska Residential. The development is transforming a former brownfield site into a contemporary, sustainable community, bringing much-needed new homes and amenities to the Czech capital.

Chapman Taylor's Prague Studio Director, Filip Pokorný, and architect Filip Šauer recently visited the construction site to review progress on the development, which is beginning to reveal its distinctive architectural character.

The design combines contemporary residential architecture with carefully considered landscaping and community spaces, creating a welcoming neighbourhood that prioritises quality of life, connectivity and sustainability.

A distinctive feature of the architecture is the articulated building massing, complemented by alternating beige and anthracite façade tones. These create visual variety and a recognisable identity while helping the development integrate into its surrounding urban context.

Construction progress across the development

Significant progress has been made across several sections of the first phase.

During September, façade works on sections A1 and A2 were nearing completion. On section A3, windows have been installed across all floors and internal plastering has been completed, with flooring installation progressing on the upper levels. Scaffolding has also been erected in preparation for façade works scheduled to begin in October.

Cladding works are continuing on sections A6 and A7, further defining the buildings' architectural appearance.

Progress is also being made on the surrounding public realm, with construction of the park pathways underway and work commencing on the first roundabout. These improvements will help establish the neighbourhood's connections and landscaped setting as the development takes shape.

Creating a connected residential community

Habitat Malešice has been designed to offer more than new homes, with an emphasis on creating an attractive, accessible and community-focused environment.

The masterplan incorporates landscaped green spaces, a car-free central courtyard, children's playgrounds, pedestrian routes and recreational facilities, including a jogging trail. Ground-floor commercial spaces will accommodate shops and services, supporting everyday convenience and encouraging neighbourhood activity.

The integration of residential buildings, public spaces and community amenities aims to establish a vibrant and welcoming place to live.

Delivering more than 1,000 new homes for Prague

The first phase of Habitat Malešice is scheduled for completion in 2027, delivering 188 residential units and nine commercial units.

Design concept

Construction is progressing on Habitat Malešice, a major new residential neighbourhood designed by Chapman Taylor for Skanska Residential on a former brownfield site in Prague 10, Czech Republic.

Chapman Taylor's Prague Studio Director, Filip Pokorný, and architect Filip Šauer recently visited the construction site to review progress on the development, which aims to create a vibrant, sustainable urban community offering much more than high-quality housing.

Designed as a collection of individual townhouses, the development features carefully articulated building forms, with recessed sections and alternating beige and anthracite façades breaking down the overall massing to create a more intimate, human-scale residential environment.

The masterplan places a strong emphasis on community, wellbeing and quality of life. Alongside new homes, the neighbourhood will incorporate playgrounds, shops, services and landscaped communal spaces, including a green, car-free semi-public courtyard. A jogging trail around the development will provide further opportunities for recreation and outdoor activity.

These features are designed to encourage social interaction, promote active lifestyles and create welcoming spaces where residents can meet, relax and enjoy life beyond their individual homes.

The first phase is scheduled for completion in 2027, delivering 188 residential units and nine non-residential units.

The wider development is planned to be delivered over five to seven phases, ultimately providing more than 1,000 new apartments, with full completion currently anticipated in 2029.

Habitat Malešice reflects Chapman Taylor's commitment to creating people-focused residential neighbourhoods that combine thoughtful architecture, sustainable urban design and a strong sense of community.

The project demonstrates how the regeneration of former brownfield sites can create attractive, connected and liveable urban environments that contribute positively to the future of cities.
