'Habitat', a new sustainable residential neighbourhood
This innovative project from Skanska Residential, named after the Latin term "habitare," aims to transform a former industrial area into an attractive urban district that integrates residential living with modern technology and ecological practices.
Chapman Taylor is responsible for the design of the apartment interiors, common areas, facades, and retail spaces.
Phased development
Phase 1 of the project will deliver 124 residential units and six commercial units with a total area of 12,000 m², with the residential element being 10,500 m² and retail space of 1,500 m² (including a kindergarten). This is just the beginning; over 1,000 units/apartments will be built over ten years.
The new neighbourhood will include shops, a pharmacy, a café, and a restaurant, enhancing the local community's infrastructure.
Sustainably designed
The development is designed to target BREEAM sustainability standards, featuring rainwater retention for irrigation, greywater recycling, heat recovery exchangers, solar panels, electric car charger preparation, and green roofs.
Designed to be energy efficient, with practical layouts ranging from 1 to 5 bedrooms, including duplexes, lofts, and townhouses with gardens and terraces.
15-minute city principles
Residential homes, work, and leisure activities are accessible within a 15-minute radius, promoting convenience and reducing travel time.
The project emphasises creating a vibrant ecosystem that connects people, homes, urban fauna and flora, and modern technology.
Habitat is a new neighbourhood that will be among the most progressive of its time, designed to current lifestyle trends, building an attractive new community that is highly energy efficient and incorporates key sustainability features.
Filip Pokorny

Filip joined Chapman Taylor’s Prague studio in 2007 and is responsible for the management of our key projects in Prague.
He has strong retail design skills, as well as specialist design skills in planning and regeneration.
Balancing commercial and architectural insights, he has worked across all project stages from feasibility, planning and building permitting processes, through to on-site construction quality control.
Filip is highly skilled at designing in BIM and has worked on projects of various scales including workplaces and refurbishments of historical buildings.
He graduated from the Faculty of Architecture at the Czech Technical University in Prague and spent a year studying at Lund’s Technical University in Sweden. Filip has been involved in concept design for retail outlets in Pilsen, Brno and Budapest.

Branislav Bašista
Architect
Branislav is passionate about interior design, and he uses his skills to great effect on our Hospitality and Retail projects.
He graduated from the Faculty of Architecture STU, Bratislava in 2012, where he specialised in developing interior design concepts with sophisticated 3D modelling/rendering visual representations. He previously focussed on workplace design where he honed his space-planning and design expertise by working on large scale interior fit-outs.
