Construction begins on Chapman Taylor-designed ‘Habitat’ Residential Neighbourhood in Prague

Construction is now underway on Habitat, a sustainable residential neighbourhood designed by Chapman Taylor, in the Malešice district of Prague. Developed by Skanska Residential, the ambitious project is transforming a former industrial site into a vibrant, forward-looking urban community that blends contemporary design with environmental responsibility.

Inspired by the Latin word habitare, meaning “to dwell,” Habitat exemplifies a new model for sustainable urban living. The ten-year development will provide more than 1,000 homes, with Phase 1 delivering 125 residential units, commercial spaces, and a kindergarten.

Chapman Taylor is leading the concept design to ensure a cohesive architectural identity across the new neighbourhood. Our Prague studio is responsible for the entire architectural vision—from apartment layouts and shared spaces to façades, retail zones, and landscaped public areas—working in close collaboration with leading landscape architects.

Strategically located along one of Prague’s major urban arteries stretching from the National Museum eastward, Habitat seamlessly integrates into the city's broader urban fabric. Aligned with the principles of the 15-minute city, the development connects traditional residential zones with nearby employment centres, promoting a well-balanced and inclusive urban lifestyle.

Designed to meet BREEAM sustainability standards, the project offers a wide range of residential typologies, including one- to five-bedroom units, duplexes, lofts, and townhouses—many featuring private gardens and terraces.

Sustainability is central to Habitat's ethos, with eco-conscious features such as:

  • Rainwater retention systems for irrigation
  • Greywater recycling
  • Heat recovery ventilation
  • Photovoltaic solar panels
  • Extensive green roofs and landscaping
  • Infrastructure for electric vehicle charging

Phase 1 is expected to be completed by Q3 2027. With its integrated focus on architecture, ecology, and community, Habitat is set the next milestone of sustainable urban living in Prague.

Filip Pokorny (PhD (Urban Planning and Brownfield Regeneration))

Director, Prague

Filip is responsible for the management of our key projects in Prague. He has strong retail design skills, as well as specialist design skills in planning and regeneration.

Balancing commercial and architectural insights, he has worked across all project stages, from feasibility, planning and building permitting processes through to on-site construction quality control.

Filip has been with Chapman Taylor’s Prague studio since 2007.

Filip Šauer (Architect)

Filip is highly skilled at designing in BIM and has worked on projects of various scales including workplaces and refurbishments of historical buildings.

He graduated from the Faculty of Architecture at the Czech Technical University in Prague and spent a year studying at Lund’s Technical University in Sweden. Filip has been involved in concept design for retail outlets in Pilsen, Brno and Budapest.

Branislav Bašista (Ing. arch.)

Architect

Branislav is passionate about interior design, and he uses his skills to great effect on our Hospitality and Retail projects.

He graduated from the Faculty of Architecture STU, Bratislava, in 2012, where he specialised in developing interior design concepts with sophisticated 3D modelling/rendering visual representations. He previously focused on workplace design, where he honed his space-planning and design expertise by working on large-scale interior fit-outs.
