Retail centres in the post-COVID world – Chapman Taylor’s view

As many countries begin to transition away from their most stringent COVID-19 lockdown measures, those retail destinations which had to close for the duration are coming to terms with a radically different reality from the one we all knew just a few months ago.

The need for social distancing and to minimise opportunities for the transmission of the virus requires adjustment to the shopping environment. Chapman Taylor has been monitoring the experience of shopping centres and other retail environments which have already reopened around the world to see what strategies have been adopted and how those places have been affected. Among the measures implemented are the following:

  • Limited permissible occupancy and restricted parking numbers
  • Fewer mall entrances, with 40-50% of entrances closed
  • Thermal cameras introduced at the remaining entrances (linked to biometric screening processes)
  • Facial recognition cameras installed, tied to the use of health passports
  • A reduction in number of contact surfaces - hands-free washrooms, no doors on entrance to the washrooms, sensor-operated equipment and automatic doors at main entrances
  • The provision of isolation spaces
  • Customer awareness messaging, including website safety advice and notifications and interactive information screens displaying safety and health messages
  • Branded masks being distributed
  • Age / time restrictions on mall visitors
  • Private rooms, including welfare, cultural and religious spaces, as well as toilets, being made as frictionless as possible – doors removed and equipment sensor-operated.

Although footfall still seems relatively low in many places which have been reopened for a period of time now, sales efficiencies seem to be higher, with what footfall there is being translated into direct spend. This may be attributable to catch-up spending, with people finally purchasing products that they were prevented from buying during lockdown

Potentially little long-term impact on design of shopping malls

Our view is that the heavy restrictions imposed by the current situation, particularly the need for social distancing, are predicted to be short-term, becoming minimal in the long term. These are nearly universally management issues rather than design issues – we do not believe that there will be many long-term changes to how we design shopping centres and other retail environments which can be attributed directly to the COVID-19 emergency.

However, what the pandemic has done is accelerate the need for change in ways Chapman Taylor has been writing and talking about for a number of years now.

First and foremost, this means providing a relevant sense of place, a mix of uses and a curated experience which draws people in with leisure, entertainment and hospitality offers – attractive environments to which people want to go and spend several hours of their day, and which provide the ideal backdrop for experiences which can be shared widely on social media (helping to create a buzz about the place).

The visual aspect of the experience should include digital installations – providing a mix of exciting displays, information and interactivity. The effect has proved transformative for many existing centres which were previously relatively bland to spend time in.

Retailers having an online presence is now becoming fundamental, with, for example, the large tech companies in China making big investments in bricks and mortar retailing. Also, a combined strategy and web presence between shopping centre owners and individual retailers is now increasingly being recognised as important – this will include integrating individual tenants’ websites with the wider shopping centre’s website. Online retail will continue to grow in popularity, with home delivery services continuing to evolve and expand, in line with global trends.

Reduced store footprints will also be seen, with space used less for storage and more for showcasing products which can then be bought online or delivered to the store from a centralised distribution centre (which itself will reduce, or eliminate, the need for expensive, prime real estate for storage purposes).

Shopping will always be a fundamental human desire

The relevance of retail centres to their societies will remain so long as the cultures and peoples of the places in which they exist continue to place importance on shopping as a social event. For enclosed shopping centres in many countries, this will be particularly relevant, given the desire of people to escape the harshest summer and winter weather.

The design of retail centres everywhere will evolve in response to societal requirements, but physical retail will always have an important place. The world will return to something approaching normal, and humans, being an inherently social species, will always want places to congregate – shopping venues will continue to be central to that.

The way Chapman Taylor designs for retail environments is changing, but in ways which were already in progress long before the COVID-19 epidemic. We see this period as a magnifying glass in which existing issues have come into very sharp focus. As we look to the post-COVID era, we are renewed in our determinism to change perceptions of what a retail environment can and should be.

Principales medidas de adecuación de los destinos comerciales y públicos:

• Ocupación permitida limitada y números de estacionamiento restringidos
• Menos entradas al centro comercial, con el 40-50% de las entradas cerradas
• Cámaras térmicas introducidas en las entradas restantes (vinculadas a procesos de detección biométrica)
• Instalación de cámaras con reconocimiento facial, vinculadas al uso de pasaportes de salud.
• Una reducción en el número de superficies de contacto: baños con manos libres, sin puertas en la entrada a los baños, equipos operados por sensores y puertas automáticas en las entradas principales
• La provisión de espacios de aislamiento.
• Mensajes de sensibilización del cliente, que incluyen avisos y notificaciones de seguridad del sitio web y pantallas de información interactivas que muestran mensajes de seguridad y salud.
• Se distribuyen máscaras con/por/de marca.
• Restricciones de edad / tiempos para los visitantes del centro comercial.
• Las habitaciones privadas, incluidos los espacios de bienestar, culturales y religiosos, así como los inodoros, se hacen evitando tocar físicamente dentro de lo posible, funcionamiento con sensores.

Aunque la afluencia a los centros todavía parece relativamente baja en muchos lugares que han sido reabiertos, las eficiencias de ventas parecen ser más altas, con lo que la visita se traduce en gasto directo. Esto puede ser atribuible al gasto de recuperación, ya que las personas finalmente compran productos que se les impidió comprar durante el cierre.

A largo plazo, poco impacto en los activos bien diseñados

En nuestra humilde opinión las fuertes restricciones impuestas por la situación actual, en particular la necesidad de distanciamiento social, se pronostica que afectarán a corto plazo y se volverán mínimas con el tiempo. Estos son problemas de gestión casi universales más que problemas de diseño; no creemos que haya muchos cambios a largo plazo en la forma interdisciplinar, creativa y flexible con la que diseñamos los espacios comerciales y otros entornos similares.

Sin embargo, lo que esta haciendo la pandemia es acelerar la necesidad de un cambio hacia la mejora en las formas en que todos hemos estado trabajando y actuando durante muchos años.

En primer lugar, esto significa proporcionar un sentido relevante de lugar, una combinación de usos y una experiencia atractiva que atraiga con ofertas de ocio, entretenimiento y hospitalidad: entornos sostenibles convertidos en destinos para el ciudadano en donde disfrutar, socializar y que además proporcionen el telón de fondo ideal para experiencias que se pueden compartir ampliamente en las redes sociales y que potencia exponencialmente la fama del destino en cuestión.

La provisión de una combinación de usos bien considerada será aún más urgente. Poder vivir, trabajar, comprar y jugar en el mismo lugar puede ser crucial para la sostenibilidad de un desarrollo enfatizando sin duda la tremenda importancia atribuida a su papel como lugar para socializar. También creemos que es vital que cualquier nuevo destino comercial, o rehabilitado, esté equipado con la flexibilidad para poder adaptarse rápidamente y a un costo relativamente bajo a los cambios del mercado, tecnológicos y sociales para prosperar y evolucionar a largo plazo.

El aspecto visual de la experiencia debe incluir instalaciones digitales, proporcionando una combinación de pantallas dirigidas a las emociones, información actualizada en todo momento e interactividad social. Este efecto no es nuevo en nuestros proyectos y ha demostrado ser transformador para muchos centros existentes que anteriormente carecían de atractivos para “destinar” donde pasar el tiempo.

Las marcas y comercios que tienen presencia en internet ahora se están volviendo fundamentales. Además, una estrategia combinada y presencia en la web entre los propietarios de centros comerciales y los operadores individuales ahora se reconoce cada vez más como importante; esto incluirá la integración de sitios web de inquilinos individuales con el sitio web del destino comercia. La venta “retail” en línea seguirá creciendo en popularidad y los servicios de entrega a domicilio continuarán evolucionando y expandiéndose a través de internet con las tendencias mundiales hiperconectadas.

La relevancia de los espacios destinados a las compras, al ocio, al entretenimiento,… para sus sociedades se mantendrá mientras las culturas y pueblos de los lugares en los que existan continúen entendiendo esas actividades humanas como parte de una necesidad social y humana.

En los centros comerciales cerrados en muchos países esto será particularmente relevante, dado el deseo de las personas de resguardarse del clima más complicado en verano o en invierno.

El diseño de los destinos comerciales en todas partes evolucionará en respuesta a los requisitos sociales, pero el comercio físico siempre ocupará un lugar importante. El mundo volverá a algo que se aproxime a lo normal y los humanos, siendo como somos una especie inherentemente social, siempre precisarán de lugares para congregarse, comprar, disfrutar, ver, ser visto,…y todo ello seguirá siendo fundamental para nuestra especie y su evolución dentro de un entorno que respeta el planeta en la mayor medida de lo posible.

La forma en que Chapman Taylor diseña para crear, entre todos, estos nuevos y rehabilitados destinos está cambiando ya en modelos innovadores y proyectos que estaban en progreso mucho antes de la epidemia de COVID-19. Consideramos este momento como si hubiéramos puesto una especie de lupa en la que los problemas existentes se han detallado en exceso. Ahora, miremos confiados la era posterior al COVID para renovarnos y afianzar nuestro determinismo en cambiar, acelerar, mejorar y superar las percepciones de lo que un nuevo destino puede y debe ser para todos nosotros, los usuarios sociales responsables de este planeta.
