Chapman Taylor-designed Grand Avenue in Tbilisi enters exciting new phase of development
Archi Grand Avenue, a landmark 21-hectare mixed-use development in Tbilisi, Georgia, has entered a new phase, with an official presentation bringing together international design partners, government representatives and investors to celebrate the project's progress and ambitious vision for the city.
The five-star Hilton hotel
Designed in collaboration with an international team of architects and designers, Grand Avenue is one of Georgia's most significant urban regeneration projects, with a total investment of GEL 2 billion. Our Madrid studio is responsible for developing the masterplan and designing the architecture for the new five-star Hilton hotel.
The latest milestone was marked at a special event on 8 October, attended by the Prime Minister of Georgia, members of the Government, representatives of developer Archi Group and the project's international partners. The event included presentations of the development's vision, a symbolic signing ceremony and the placement of a time capsule in the foundations.
Creating a new heart for Tbilisi
Conceived as a vibrant new urban destination, Grand Avenue brings together residential, hospitality, commercial, cultural and recreational uses within an integrated, people-focused environment.
The 21-hectare masterplan incorporates 15 hectares of recreational space, creating a substantial green setting for urban living. Landscaped areas, pedestrian and cycling routes, children's play spaces, a skatepark and an outdoor amphitheatre will be complemented by an extensive range of sports and wellness facilities.
These include a padel centre, football and basketball courts, a 3,200m² gym and spa facilities, alongside restaurants, entertainment destinations, a school and kindergarten.
The development also plans a new underground tunnel to improve connectivity with Tsereteli Avenue, integrating it more closely with the surrounding city.
International expertise shaping a distinctive destination
Chapman Taylor combines its international masterplanning and hospitality expertise to establish a coherent urban framework for development while designing the five-star Hilton hotel.
The hotel will be a key part of Grand Avenue's hospitality offering, alongside the introduction of Wyndham Residences, bringing internationally recognised brands to the emerging district.
A central element of the regeneration is the adaptive reuse of the former railway carriage factory. The historic industrial building will become a contemporary destination for gastronomy, coworking, retail, and entertainment, preserving its architectural heritage while introducing new activities and experiences.
This combination of heritage-led regeneration, new architecture and extensive green infrastructure aims to create a distinctive sense of place that connects Tbilisi's industrial past with its evolving urban future.
A long-term vision for urban living
Grand Avenue reflects a growing emphasis on integrated, mixed-use neighbourhoods that bring together homes, employment, hospitality, leisure and community facilities within walkable, connected environments.
By combining international design expertise with a strong understanding of local context, the project aims to establish a new benchmark for urban living in Georgia.
