Designed by Chapman Taylor for SEGRO, the project sets a new standard for urban industrial parks in Germany. The masterplan combines high-quality, flexible industrial space with a strong focus on sustainability, biodiversity, and community integration.

The site will be transformed to include 22,400 m² of flexible commercial space, divisible into units ranging from 400 m² to 2,000 m², supported by photovoltaic systems capable of generating 1.6 MW of peak green electricity. More than 50 e-charging stations for cars and bicycles will promote emission-free mobility, while a comprehensive greening strategy for office roofs and façades will help improve the urban microclimate. Biodiversity measures such as beehives, insect hotels and bird nesting habitats will further enhance ecological value and support local wildlife.
The aim is to achieve the DGNB Gold Sustainability Certificate, which will underline SEGRO's continued commitment to environmentally friendly developments.
