The Flow Building welcomes its first tenant in Prague

The Flow Building in Prague has welcomed leading global mobility company Graebel as its first tenant to move in.

Graebel occupies approximately 1,000m2 of exceptional workspace of the building’s flexible and sustainable workspace. Graebel’s new offices were designed by Chapman Taylor.

A number of tailored working environments have been created, including themed meeting rooms reflecting the company’s global presence, satellite phone booths and quiet zones. Hot desking has been incorporated to maximise space efficiency. With a growing local team of more than 100 employees, Graebel will benefit from a spacious kitchen and a dedicated relaxation zone overlooking Wenceslas Square.

The offices, which are situated on the second floor, reflect The Flow Building’s emphasis on flexibility, sustainability and the wellbeing of occupants. The Flow Building is the first in the Czech Republic to achieve a BREEAM Outstanding rating, the highest BREEAM rating under the latest version of the BREEAM International New Construction scheme. Separate ’Outstanding’ certificates were awarded for both the office and retail components of the development.

Key features of the design include significant reductions in energy consumption and CO2 emissions, water savings, superb access to public transport, inclusive and accessible design throughout, flexible floorplates, 56 electric vehicle charging stations, cycle storage and cyclist changing facilities, high levels of natural daylight in office areas, automatic external façade shading to reduce heat gains and internal blinds to provide glare control.

Intelligent, integrated building technical systems to help ensure high standards of user comfort, a healthy indoor environment, long-term cost savings for tenants and significantly reduced overall environmental impacts. Heating and cooling are achieved via air source heat pumps feeding a VRV-based HVAC system.

The landmark Flow Building development, designed by Chapman Taylor’s Prague studio for Flow East, is located on a prominent corner site in Wenceslas Square, which is part of the historic centre of Prague, a World Heritage Site famous for its traditional setting for demonstrations, celebrations and other public gatherings.

The building provides seven floors of prestigious office space, three levels of flagship retail and two basement levels of parking. The FLOW Zone community space on the roof terrace provides all tenants with an attractive and relaxing space in which to work, socialise or recharge while taking in the stunning views over the city.

Project Architect

Andrej graduated in 2010 from the Academy of Fine Arts and Design in Bratislava, and in 2013 from the Slovak University of Technology in Bratislava.

Andrej leads Chapman Taylor’s interiors team in the Prague studio. The team are currently working on a range of projects including workplace, hospitality, residential and retail interior designs.

Andrej has experience in a diverse range of projects in a number of key sectors, including masterplanning, office, residential and retail, but has now focused on delivering attractive and commercially successful interiors.

Andrej’s strengths include; concept design and providing project management support during the implementation stages.

Andrej speaks Slovak, Czech and English.
