Gibraltar Elderly care home project wins Modular Building Institute Award

Chapman Taylor's modular project, Gibraltar Elderly Care Home, has won a 2026 Modular Building Institute Award with a Distinction.

Chapman Taylor would like to congratulate CIMC Modular Building Systems on the success of the Gibraltar Elderly Care Home project at the 2026 Modular Building Institute Awards of Distinction.

The project received the prestigious Judges’ Choice Award, the highest-scoring entry across all categories, alongside First Place in the Permanent Modular Social & Supportive Housing category. The awards recognise excellence in modular construction, innovation, sustainability and delivery.

Chapman Taylor was proud to collaborate on the project alongside CIMC Modular Building Systems, contributing to the creation of a high-quality care environment designed specifically around the needs of elderly residents. The scheme demonstrates the potential of volumetric modular construction to deliver socially valuable projects with speed, efficiency and high levels of design quality.

The Gibraltar Elderly Care Home has been recognised for its senior-focused design approach, sustainability credentials and seismic compliance, while also highlighting the growing role of offsite construction in shaping the future of healthcare and residential development.

This achievement also marks CIMC Modular Building Systems’ third consecutive year of double wins at the MBI Awards, reinforcing its position as a global leader in modular and sustainable construction.

Congratulations to everyone involved in delivering this outstanding project.

This new ten-storey purpose-built home delivers 189 rooms, of which 29 are double, and 160 are single rooms, complete with balconies fully integrated within the module design. Along with being the first modular project in Gibraltar and the region, this is the first modular residential care home that we are aware of.

The site is located within the sea reclamation area of Gibraltar harbour and minutes away from Main Street and medical facilities. It includes amenity space on every floor, a reception area and administrative offices on the ground floor and a roof-level multi-function space.

Michael joined Chapman Taylor in 2016 to strengthen the practice’s residential expertise. A key member of the Manchester studio’s management team, Michael has a business development remit for the residential sector across the UK business.

He has experience working on award-winning residential projects with a particular focus on build-to-rent, student accommodation and modular construction.

He is a RIBA-elected member of the Regional Council for RIBA North West.

Jonathan Fishlock (BSc (Hons), B Arch)

Director, 曼彻斯特

Jonathan joined Chapman Taylor in 1999 and became a Director in 2017. He is a key member of the Manchester studio management team where he is also responsible for leading major projects and overseeing QA and Risk Management.

He has extensive experience of large-scale retail, mixed-use and office developments in both the UK and internationally.
