SES Spar European Shopping Centres has held ownership and management responsibility for the KING CROSS shopping mall in Zagreb since 2018. To ensure sustained prosperity, this beloved center required a comprehensive transformation. The mandate entrusted to Chapman Taylor Düsseldorf was to conceive a concept that would retain the center's existing identity while introducing modern architectural elements that resonate with contemporary preferences.
On one hand, a new dining precinct was envisioned to amplify the center's existing allure, serving as a regional gathering hub. Simultaneously, this newly envisaged dining space aimed to elevate the overall visitor experience within the center.
The hitherto enclosed façade has been thoughtfully reimagined with expansive glazed sections that seamlessly bridge the interior and exterior realms. Distinct dining venues are ingeniously integrated as distinct architectural structures, harmoniously connecting internal and external spaces. Indoor and outdoor terraces beckon visitors to linger, creating an inviting, tactile atmosphere defined by the interplay of open and enclosed structures.
Outside, the entire façade undergoes a design overhaul, crowned by an iconic canopy sculpture that imbues the center's forecourt with a distinctive character, significantly enhancing its visibility from afar. Furthermore, a captivating garden design graces the forecourt, greeting visitors with captivating greenery, meandering pathways, tranquil enclaves, and specially designated play areas. This outdoor tableau evokes the charm of a central village square, exuding a lively ambiance. This newly envisioned setting provides an idyllic backdrop for an array of culinary offerings, which can now be savored outdoors on alluring terraces.
Additionally, an interior "centre" space will emerge, serving as both a visitor meeting point and a versatile event venue. Featuring integrated water features, lush flora, recreational zones, and seating ensembles, this square-like setting fosters relaxation and social interaction, seamlessly bridging the indoor and outdoor domains.
Furthermore, existing smaller spaces, some to be preserved, will undergo aesthetic enhancements to ensure a unified and appealing transformation of the entire center. We have harnessed the inherent strengths of the center while unveiling its latent potential.
Following this successful renovation, the KING CROSS shopping centre will offer visitors a vastly diversified shopping experience, characterized by a distinctive and inviting ambiance. It is poised to continue its legacy as a cherished regional meeting place, appealing to a broad spectrum of patrons.

SES Spar European Shopping-Centers ist seit 2018 Eigentümer und Manager der Shopping-Mall KING CROSS in Zagreb. Um auch langfristig auf Erfolgskurs zu bleiben, muss sich dieses beliebte Center grundlegend wandeln. Die Aufgabe, welche an Chapman Taylor Düsseldorf gestellt wurde, war, ein Konzept zu entwickeln, in welchem die Besucher einerseits die derzeitige Identität des Centers nicht vermissen, in welchem sie aber auch eine moderne Architektur mit neuen zeitgemäßen Nutzungen entdecken.

Ein neuer Gastronomie-Bereich sollte zum einen die bereits bestehende Stärke des Centers - als Treffpunkt in der Region zu dienen - herausarbeiten. Zum anderen sollte der neu geschaffene Gastronomie-Bereich die Aufenthaltsqualität im Center deutlich aufwerten.
Die zuvor komplett geschlossene Fassade wird daher nun in diesem Bereich durch großflächige verglaste Bereiche geöffnet, um Innen- und Außenraum miteinander zu verknüpfen. Die einzelnen Gastronomie-Einheiten werden als separate Haus-Baukörper „eingeschoben“ und verbinden so Innen- und Außenraum miteinander. Terrassen im Innen- und Außenraum laden die Besuchenden zum Verweilen ein. Warme, haptische Materialien sowie das Spiel von offenen und geschlossenen Baukörpern erzeugen eine spannende, wertige und gemütliche Atmosphäre.

Im Außenraum erhält die Fassade insgesamt eine gestalterische Aufwertung und eine neue markante Vordach-Skulptur mit Wiedererkennungswert, so dass der neue Vorplatz des Centers mit den verschiedenen Gastronomie-Terrassen räumlich gefasst und die Fernwirkung deutlich erhöht wird. Hinzu kommt eine neue attraktive Garten-Gestaltung im Bereich des Vorplatzes, welche die Besucher mit ansprechenden Bepflanzungen, einer harmonischen Wegeführung, erholsamen Verweilzonen und besonderen Spielflächen empfängt. Auf diese Weise entsteht insgesamt eine besondere Außenraum-Komposition, die an die einladende Szenerie eines zentralen Dorfplatzes erinnert und ein lebendiges Flair vermittelt. Dieser neu geschaffene Ort bildet so einen erholsamen und besonderen Rahmen für das neue vielfältige kulinarische Angebot, welches in Zukunft auf attraktiven Terrassen auch im Außenraum genossen werden kann.
Außerdem wird auch im Innenraum ein neuer Platz als „Center-Mitte“ geschaffen, welcher wiederum als Treffpunkt für die Besucher fungiert aber gleichzeitig auch für Events genutzt werden kann. Darüber hinaus sollten auch die zum Teil zu erhaltenden Bestandsmalls gestalterisch aufgewertet werden, so dass das gesamte Center neue Attraktivität gewinnt und weiterhin als Einheit wahrgenommen wird. Hierbei haben wir bestehende Stärken des Centers aufgegriffen und vorhandenes Potenzial weiter herausgearbeitet.
Nach dem erfolgreichen Refurbishment wird das Shopping-Center King Cross seine Besucher in Zukunft mit einem deutlich vielfältigeren Einkaufserlebnis und einer einzigartigen und einladenden Atmosphäre empfangen, um auch in Zukunft weiterhin als beliebter Treffpunkt in der Region zu wirken.
