The first homes at Friary Park regeneration scheme complete in Acton

Phase 1a of Friary Park estate in Acton, West London, now renamed The Verdean, has completed and welcomed the first residents to their new homes. Phase 1a delivers 295 homes, of the wider six-acre regeneration plan which will see over 1,000 homes, of which 50% are affordable, delivered across three phases. The scheme is a JV partnership between Peabody and Mount Anvil.

In addition to our design delivery services for Phases 1 and 2, Chapman Taylor was appointed to revisit the consented masterplan with a focus on placemaking and integrating the scheme more successfully into the local neighbourhood. The architectural design evolved in response to the masterplan enhancements whilst retaining the core design principles of the original scheme.

The proposals were developed through a comprehensive consultation process with the residents, local community and the local authority, London Borough of Ealing, and the GLA. A new hybrid planning application was submitted for the whole development, which secured approval in late 2022.

The landscape design, led by Exterior Architecture, now includes a variety of new spaces that can be enjoyed by the residents and the wider community, integrating it more successfully into the neighbourhood, including improved pedestrian and cycle routes, a new public square, external play space, and communal gardens.

The design introduces a more active, mix of uses on the ground floor, and enhanced resident and community amenities including a gym, co-working spaces, cinema, and residents lounge, all arranged around a new central public square that creates a focal point at the heart of the scheme and promotes legibility and a sense of community. Affordable workspace (40% of the commercial floor area) provides a permanent, affordable home for Ealing’s creative community.

Phase 2 is now under construction

The new design provides flexibility to accommodate home working and the provision of larger private amenity spaces in response to the changes in our live/work patterns post-pandemic. The scheme is tenure-blind and includes social rent, London affordable rent, intermediate tenure, and private for-sale homes.

Rachel Rogerson (BA (Hons), Dip Arch)

Rachel is an accomplished design team leader and has worked on many of Chapman Taylor’s flagship projects in the UK and internationally since joining in 2006.

She leads the in-house UK technical group for the business, providing support and advice on regulatory issues. She has over 20 years of experience, with a particular focus on leading complex technical projects and design management of major projects across multiple sectors. Rachel was promoted to the UK Board in 2023 and splits her time between the London and Manchester studios.

Andrew Carroll

Director, UK

Since joining Chapman Taylor in 2002, Andy has led the design and delivery of major projects across a range of sectors including mixed-use, office, residential, hospitality, retail and leisure.

Andy is a core member of the Manchester Studio leadership team. As a UK Board Director, he oversees our workplace and design delivery services and contributes to defining and implementing our core values across the UK.

Jie Shen (BEng, MArch, DipArch)

Associate Director, UK

Jie joined Chapman Taylor in 2019, becoming an Associate Director in 2022.

Jie has extensive experience of projects in the residential, workplace, cultural and hospitality sectors in the UK, China and the Middle East. Most recently he has gained more than seven years of experience on large-scale, residential/built-to-rent developments, particularly in London.

Jie is experienced in project management, client liaison and navigating the statutory/planning process. He is proficient in leading consultant/sub-contractor design teams and managing BIM/IM workflows to ensure the successful delivery of projects.

Jie is also an active member of our Technical Group, promoting CPDs/training, regulatory updates and technical support across the UK business.

Loretta Collins (BA (Hons) DipArch MArch RIBA )

Associate Director, UK

Loretta joined Chapman Taylor in 2015 and works on the concept design stages of mixed-use, office, retail, urban regeneration, and asset enhancement projects both in the UK and Internationally.

Loretta is a key member of our Responsible Design Group’s knowledge expert team with a focus on Community and Social values. She is also an active member of Women in Property in the North West UK-branch where she regularly participates in events and study tours.

Loretta’s design experience crosses a variety of sectors including mixed-use town centre regeneration projects where her ability to use a variety of design-based and CAD software tools enables her to successfully manage and coordinate complex design projects.
