Here, we showcase some of Chapman Taylor’s recently completed office developments:

Port Baku Towers 2, Baku, Azerbaijan

An elegant addition to the Port Baku skyline

Completed in 2022, the architectural design for the 135,000m², office-led Port Baku Tower 2 was conceived as a sculptural completion of the wider Port Baku development. The new mixed-use tower is an evolution of the original Port Baku Tower 1 design, completed in 2011, forming a “bookend” to the eastern aspect of Port Baku and creating a sense of enclosure to the central zone of the development.

The sculptural, curving façades and inclined upper levels create an elegant addition to the Baku skyline, while the angled foyer space at the base of the new tower, with its 16m-high ceiling, creates a strong sense of arrival and an impressive entrance into the office building.

Manchester Goods Yard, Manchester, UK

The focus of Manchester’s newest media technology hub

Completed in 2022, Manchester Goods Yard is a significant new office scheme at the heart of the St. John’s regeneration development, a new city centre neighbourhood underpinned by enterprise, culture and living. MGY will be accredited BREEAM Excellent and uses off-site Modern Methods of Construction (MMC) to maximise opportunities to reduce waste, improve quality and minimise its carbon footprint.

The large-format office floorplates are designed to create an adaptable and flexible workspace. The design embraces health & wellbeing and elements of biophilia in order to create a vibrant environment for people to enjoy.

U Center 1 & 2, Bucharest, Romania

Super sustainable workspaces

U Center 1 completed in 2021, and U Center 2 completed in 2023, both provide Class A workspace across eight above-ground floors, with retail space at the ground floor and two basement levels for parking and services.

Both buildings are designed to the highest possible sustainability standards. U•Center 1 achieved LEED v4 Platinum certification with a score of 85. U Center 2 achieved LEED v4 Platinum certification with a score of 88. U Center 1 was also awarded WELL Platinum certification with a score of 91, the highest in Romania.

The Flow Building, Prague, Czech Republic

​A landmark BREEAM Outstanding mixed-use project for Wenceslas Square

Completed in 2021, this project provides seven floors of prestigious office space, three levels of flagship retail and two basement levels of parking at a landmark corner site on Wenceslas Square.

The building was designed and developed very carefully to respect the urban, historical and social significance of this prominent location. It was the first building in the Czech Republic to achieve a BREEAM Outstanding rating, the highest BREEAM rating under the latest version of the BREEAM International New Construction scheme. The building has two BREEAM Outstanding Certificates, one for offices and one for retail.

One Arlington Square, Bracknell, UK

Opened in 2023, One Arlington Square involves the extensive renovation of an existing, tired office building located at Arlington Square Business Park, Bracknell. The £5 million refurbishment project has transformed the existing 1990s office, reinvigorating it to create a series of vibrant and modern workspaces.

The design embodies a strong sense of wellness and relaxation through a careful selection of materials and an array of biophilic elements. Terracotta and natural tones compliment the existing buff brickwork, providing an understated palette that seamlessly blends with warm oak and rich biophilic flora throughout the building.

USCE Tower Two, Belgrade, Serbia

A sustainably designed class A office tower in a prominent city centre location

Completed in late 2020, Tower Two, in New Belgrade, houses Class A office space in a very prominent city centre location, perfectly located for easy access by car, bicycle or public transport. Set within a landscaped park, the project is designed to complement the existing Tower One and to create high-quality modern office accommodation for innovative companies seeking a highly sustainable development.

The double-height foyer provides a striking entrance experience, with naturally lit lift lobbies on each office floor and external balconies offering beautiful views over the city centre to the east and the Danube and Sava rivers. A roof terrace creates a stunning F&B destination for office users and for special events.

Los Cubos, Madrid, Spain

Renovation of a landmark office building

Completed in 2020, the refurbishment of Los Cubos adds fresh character to the 1970s office building while retaining the distinctive ‘cubic’ theme of the original building.

Los Cubos contains nine floors of office space, totalling 32,000m², and sits on a prominent site next to the busy M30 motorway on the eastern approach to Madrid’s city centre.

Chapman Taylor won a competition to refurbish Los Cubos and our redesign creates a contemporary and dynamic ambience, bringing the building into the 21st century.

J8 Office Park, Bucharest, Romania

High-tech and BREEAM Outstanding office space

Completed in 2021, the 78,400m² GBA J8 Office Park scheme is located in Bucharest’s 1st District, in the densely residential north of the city, and comprises two separate and self-contained, eight-floor office buildings set over a shared two-level basement parking structure. The buildings are set in a beautiful landscaped environment designed to create semi-public spaces of human scale with an attractive and relaxing atmosphere.

The development has been awarded a BREEAM Outstanding for sustainability – it is energy-efficient, reducing running costs and maintenance charges, and is built using recycled and responsibly sourced materials.
