New riverside residential quarter takes shape in Berlin-Köpenick

Chapman Taylor's studio in Düsseldorf has developed plans to transform the site of a former communications and electronics plant in Berlin-Köpenick into a vibrant new riverside residential neighbourhood, bringing much-needed housing to one of Germany's most attractive waterfront locations.

Located on the eastern bank of the River Dahme at the junction of Wendenschlossstraße and Charlottenstraße, the development will create a distinctive new residential quarter that combines contemporary architecture, high-quality public spaces and a strong connection to nature.

The project comprises nine residential buildings with a total above-ground gross floor area of approximately 26,800m². Together, the buildings form a cohesive architectural ensemble, creating an attractive living environment supported by underground parking facilities and carefully designed landscaped spaces.

A defining feature of the development is its extensive network of open spaces. A newly created public riverside park will provide direct access to the waterfront, while a series of semi-public green spaces between the buildings will offer opportunities for both social interaction and quiet retreat. These landscaped areas will significantly enhance the quality of life for residents while contributing valuable public amenities to the wider community.

The riverside setting plays a central role in the design. Many apartments benefit from direct water views, while all homes feature generous balconies, often extending across the full width of the building. Many apartments include dual-aspect layouts, maximising natural light, ventilation and views across the River Dahme and its surrounding landscape.

The architectural design is characterised by a carefully composed façade language that combines vertical single and double windows, individual balconies, and brick-clad ground-floor elements. Horizontal plaster bands and finely textured surfaces create depth and variation, giving the development a strong visual identity while maintaining a cohesive character across the neighbourhood.

The surrounding landscape has been designed to celebrate the area's rich natural setting. Lush planting, mature trees, grasses and perennial species create a green environment that supports biodiversity while providing opportunities for recreation, relaxation and nature observation. New shoreline areas will further enhance public access to the water and create an attractive destination for both residents and the wider Köpenick community.

Located within easy walking and cycling distance of Köpenick's historic old town, the development combines the tranquillity of waterside living with excellent access to local amenities and transport connections. The project also contributes to the ongoing regeneration of a former industrial site, supporting Berlin's efforts to address housing demand while creating sustainable and attractive new neighbourhoods.

Through the transformation of this former industrial site, Chapman Taylor's design delivers a contemporary residential community that brings together architecture, landscape and waterfront living to create a distinctive new destination on the banks of the River Dahme.

Hendrik specialises in problem-solving throughout the planning and construction process, from the initial concept design through to all levels of planning and development, specification, bidding, site supervision and final acceptance.

He is passionate about the need to foster collaborative working relationships between all of the parties involved in order to successfully complete a project.

Hendrik finished his studies at Cologne University of Applied Sciences in 1998, becoming a qualified architect in 2001 and subsequently working in Lisbon, Bolzano and Cologne. Hendrik joined Chapman Taylor's Düsseldorf studio in 2017.

Hendrik Wirths arbeitet seit 2017 als Projektleiter bei Chapman Taylor in Düsseldorf. Aktuell ist er für den Neubau eines Bürogebäudeensembles in Nürnberg sowie für Wohnungsbauprojekte mit insgesamt 350 Wohneinheiten verantwortlich.

Nach Beendigung seines Studiums sammelte er in Lissabon, Bozen und Köln umfangreiche Erfahrungen bei der Planung und Realisierung unterschiedlichster Bauaufgaben. Von der ersten Konzeptskizze bis zur Übergabe nach Fertigstellung arbeitete er dabei im gesamten Leistungsbild der HOAI.

Neben dem Schwerpunkt Wohnungsbau realisierte er Neu- und Umbauprojekte aus den Bereichen Büro, Handel und Kinderbetreuungseinrichtungen.
