Chapman Taylor participates in the official presentation of Grand Avenue in Tbilisi, Georgia

On 20 September 2025, Chapman Taylor had the privilege of participating in the official presentation of Grand Avenue with our client, Archi, in Tbilisi, Georgia. This ambitious urban regeneration project aims to transform a former railway hangar area into a vibrant new heart of the city.

As one of the largest initiatives ever undertaken in Tbilisi, the project embodies a “city within a city” concept, combining premium and comfort-class apartments with a wide range of urban amenities, including office and public spaces, coworking zones, indoor and outdoor swimming pools, a padel centre, a modern-standard school and kindergarten, a museum, gastronomic districts, and leisure facilities. Plans also include a pedestrian bridge and transport tunnel directly linking Grand Avenue to Tsereteli Avenue, further enhancing connectivity.

Chapman Taylor’s role

At Chapman Taylor, we are proud to have contributed to the development of the masterplan, which reimagines this historic enclave as a multifunctional district reconnecting Tbilisi’s past with its future.

Our role involved shaping the creative vision, driving the conceptual definition of the project, highlighting the importance of regnerating industrial brownfield sites and bringing them back into meaningful use. This included conceiving and refining the architectural and urban design proposals, producing volumetric studies, and preparing detailed drawings and documentation to establish the development’s identity and character. 

Representing Chapman Taylor at the event were Jan Dijkema and Álvaro Alonso Martínez, who were directly involved in preparing the initial masterplan for the previous owners of the site in Tbilisi’s Nadzaladevi district.

A new benchmark for Tbilisi

The result of this collaboration is a cohesive and innovative framework designed to meet the needs of a growing city while setting new standards of sustainability, quality, and design excellence. Grand Avenue aspires not only to regenerate a key part of Tbilisi’s urban fabric but also to become a catalyst for the city’s continued evolution.

Jan Dijkema (M Arch Dipl. Arch RIBA ARB SBA)

Director, Madrid

Jan has over 20 years’ experience working across a range of large-scale, mixed-use projects in Spain, Europe, the Middle East and Africa.

He joined Chapman Taylor in 2001 and became a Director of the Madrid studio in 2007, where he undertakes a key role in leading multidisciplinary design teams on international projects across the retail, hospitality, workplace and residential sectors.

He also takes responsibility for organisational support, resource and project planning in the studio.

Jan comenzó a trabajar para Chapman Taylor en 2001 como arquitecto senior. Desde entonces, ha dirigido equipos multi-disciplinares para el diseño y desarrollo de áreas comerciales, proyectos hoteleros y residenciales.

En 2007 fue ascendido a Director. Su trabajo abarca numerosos proyectos nacionales y un gran número de desarrollos internacionales de uso mixto a gran escala. También se encarga de planificar los recursos necesarios para el buen funcionamiento y desarrollo de los proyectos en el estudio.

Álvaro Alonso Martínez (C MArch ETSAM)

Senior Masterplanner and Design Architect

Álvaro began working for Chapman Taylor's Madrid studio in 2017 and has been involved in numerous large and medium-scale international projects, spanning from masterplanning to detailed design stages across various sectors, including retail, offices, and residential.

Álvaro is a talented designer and architect with previous international experience. He is also a member of the Chapman Taylor group's Responsible Design team, and speaks Spanish, English and French fluently.
