Block B completed and handed over at Hayes Village, London

Construction at the landmark Hayes Village residential community has reached another major milestone, with Block B now fully complete and successfully handed over. Block C is currently progressing through the Gateway 2 approval process, marking the next stage in the delivery of this transformational scheme.

Located on the former Nestlé factory site, which closed in 2014, Hayes Village will deliver approximately 1,500 new homes and unlock nine acres of previously inaccessible green space, breathing new life into this part of West London.

The development provides a balanced mix of affordable housing and private sale homes, with a range of one-, two- and three-bedroom apartments. A sensitive design strategy has retained and reused elements of the original factory façades where possible, blending heritage with contemporary mixed-tenure buildings arranged around elevated, landscaped podiums that offer high-quality shared amenities for residents.

Landscape-led placemaking is central to the scheme and includes a 1.3 km walking trail, a 200 m running track, a regenerated canal frontage, a new public square, and a direct pedestrian route from the historic green to Hayes & Harlington station, benefiting from Crossrail connectivity.

Chapman Taylor is acting as Executive Architect, working alongside Barratt London to deliver this significant brownfield regeneration project.

Rachel is an accomplished design team leader and has worked on many of Chapman Taylor’s flagship projects in the UK and internationally since joining in 2006.

She leads the in-house UK technical group for the business, providing support and advice on regulatory issues. She has over 20 years of experience, with a particular focus on leading complex technical projects and design management of major projects across multiple sectors. Rachel was promoted to the UK Board in 2023 and splits her time between the London and Manchester studios.

Simon Marlin (BSc (Hons) PgDip Arch RIBA ARIAS)

Simon joined Chapman Taylor in 2015 and has played a central role in the detailed design and technical delivery of some major Chapman Taylor projects of recent years, including the mixed-use Port Baku Tower 2 in Azerbaijan, the Kampus Build-to-Rent residential scheme and Manchester Goods Yard office headquarters.

Having studied architecture at Strathclyde University in Glasgow, Simon is an experienced architect and BIM expert and plays a key role in our continual improvement of the use of technology to support the design process where he works closely with our in-house BIM team.

Simon’s technical design expertise has been an invaluable element of our successful delivery of complex schemes in the residential and workplace sectors.
