Reimagining retail at Trinity Leeds

The transformation of Trinity Kitchen at Trinity Leeds highlights how retail destinations can evolve through thoughtful, considered interventions in response to changing patterns of retail and leisure use.

The scheme focuses on reconfiguring the existing building fabric, rather than expanding its footprint. The proposals add a total of 40,000 sqft to Trinity Kitchen, including a new roof terrace overlooking the city. By carefully carving out this external space, a new destination is created, extending the experience beyond the internal food hall.

This approach reflects a broader shift in retail thinking, moving away from purely transactional environments towards experience-led, social destinations. The roof terrace introduces a new layer of activity, supporting greater flexibility of use, encouraging engagement beyond traditional retail hours, and contributing to a stronger sense of place within the building and its surroundings.

Rather than complete redevelopment, the project demonstrates how adaptive reuse and architectural intervention can unlock underutilised space, strengthen connections to the surrounding city, and extend the long-term relevance of existing assets, creating environments that people want to spend time in.

Loretta Collins (BA (Hons) DipArch MArch RIBA)

Associate Director, UK

Loretta joined Chapman Taylor in 2015 and has experience designing and delivering retail-led, mixed-use, and masterplanning projects across the UK and internationally.

She leads multidisciplinary design teams on complex development projects, with a particular focus on retail masterplanning, urban regeneration, and creating successful mixed-use destinations. Her experience spans projects from initial feasibility and concept design through planning, technical delivery and construction, with a strong focus on integrating retail, leisure and mixed-use environments within their wider urban context.

Loretta works closely with clients, consultants and stakeholders to develop coordinated design solutions that balance commercial objectives with placemaking, customer experience and long-term value.

Mark Doughty (BA(Hons), BArch, ADPPA, ARB, RIBA)

Director, UK

Mark joined Chapman Taylor in 2006, becoming a Director in 2022. A key member of the Manchester studio’s management team, Mark has a leading role in the workplace sector across the UK business.

He has over 20 years of experience and has successfully completed a number of major award-winning projects working both in the UK and internationally.

Mark joined Chapman Taylor in 2006 becoming an Associate Director in 2016. A key member of the Manchester studio’s management team, Mark has a business development remit for the office workplace sector across the UK business.

He has over 10 years’ experience and has successfully completed a number of major award winning projects across a range of sectors.

He takes an active part in the BCO and completed last year’s Cycle Challenge riding from London to Amsterdam over four days with fifty members of the BCO.
