Shaneng Smart Industry Building completed in Haikou's Jiangdong New District, China

The Shaneng Smart Industry Building, designed by Chapman Taylor for Shandong Energy Group, has been officially completed in Haikou's Jiangdong New District, marking the delivery of a major new mixed-use destination within the city's rapidly developing Eco-CBD.

The 87,421m² GBA development was originally secured by Chapman Taylor through an international design competition and has been conceived as a landmark "Twin Towers Gateway" project that establishes a new business centre for the district. Combining premium office accommodation, hospitality facilities and vibrant commercial spaces, the development strengthens Jiangdong's position as a key destination within the Hainan Free Trade Port.

Responding to the site's prominent coastal location, the project takes the form of two interconnected towers rising 18 and 22 storeys above ground, supported by three basement levels. The architectural composition creates a distinctive gateway that frames views of the sea and sky while establishing a strong visual identity for the district. A north-south visual corridor has been carefully integrated into the design, maximising sea views from the southern part of the development and allowing natural sea breezes to flow through the site.

The project combines high-quality office space with a dynamic mix of retail, food and beverage, hospitality and leisure uses. The upper levels of the East Tower feature generous 4.5-metre floor-to-floor heights and expansive panoramic views across the coastline, creating an exceptional working environment. The development also incorporates an Ascott serviced apartment hotel with 185 rooms, positioned on the upper floors to take full advantage of the waterfront setting.

At the podium level, the commercial floors are seamlessly integrated into the surrounding urban fabric, helping to extend the energy and activity of the wider city into the development. Approximately 10,000m² of retail and leisure space is arranged around a network of terraces, plazas and pedestrian routes designed to encourage public activity throughout the day and evening. A 60-metre rooftop infinity pool overlooking the South China Sea further enhances the hospitality offering and provides a memorable destination for visitors and guests.

The architecture balances strength and elegance through a fluid design language inspired by the movement of water and the site's coastal context. Curved forms, transparent façades and interconnected public spaces create a welcoming environment that supports both business activity and public engagement.

Sustainability has been a key consideration throughout the project. Working in conjunction with the neighbouring Hainan Energy Trading Building, the development contributes to the wider vision for a low-carbon urban district. Intelligent environmental controls, high-performance curtain wall systems and integrated landscape strategies help create an environmentally responsive and energy-efficient workplace and hospitality destination.

Designed to meet the area's stringent planning requirements while creating an attractive and innovative business hub, the Shaneng Smart Industry Building has been conceived as both a functionally efficient headquarters environment and a welcoming public destination. The completed development now stands as a significant new landmark within Jiangdong New District, reflecting the ambitions of Haikou's future growth while celebrating its unique seaside setting.

The project was led by Chapman Taylor Group Director Chris Lanksbury, with the design concept created by Director Johnny Jiang and developed by a multidisciplinary team from the practice's Shanghai studio.

He has considerable experience in architectural design in both Germany and China and has led and participated in many important large-scale urban design projects, including both architectural and interior design.

Johnny has plays a leading role on some of the Shanghai studio’s most significant urban design projects, and is skilled at combining innovative concepts with the requirements of China's market and the local context. Johnny’s leadership during the construction process, and his strict control of project quality, have been widely praised by clients and partners.
