Video: Nariman Point, Mumbai, India

Nariman Point is an office and residential tower on a site which is one of the most significant in India, being the last waterfront plot in Nariman Point in central Mumbai. This is the principal commercial area in the country and has the highest office rents per sq ft in the world.

Planning permission has been sought for two schemes. Phase One is a 13-storey building containing office, convention and hospitality facilities. This has an abstracted nautical appearance made up of a series of repeated bow-shaped arches.

Phase Two assumes that a higher buildable area is allowed, resulting in a 35-storey tower containing residential accommodation above the office and convention podium. The apartments have been oriented to maximise the sea views, and their balconies are wrapped in an open eco-facade containing shading and solar-energy panels.
