A look at how Chapman Taylor reinvents and adds value to existing Retail and Leisure developments

One of Chapman Taylor’s key strengths is the expertise we have in identifying how to add value to existing Retail and Leisure developments with well-considered design. We have worked with countless clients to renew, reconstruct, extend and reinvent developments of all types and sizes, helping to economically boost what were often tired or out-dated environments around the world.

Below are some examples of the ways in which Chapman Taylor has reinvigorated existing assets to transform their possibilities:

Mandarin Oriental Spa, Retail Boutique and Ciao Restaurant, Bangkok, Thailand

The Mandarin Oriental Hotel, a landmark in Bangkok, asked Chapman Taylor to renovate three areas of the hotel.

The spa redesign renovated the exterior entrance, added two new facial treatment rooms and updated the Royal Suite. Existing treatment rooms were redesigned, a 25m² relaxation area added, back-of-house areas relocated and public areas renovated.

The 67m² retail boutique features a timber gable ceiling, large louvered windows and teak flooring. Natural brass, timber cladding and lavish fabrics are complemented by a statement chandelier.

The renovation of the Neapolitan-themed Ciao Terrazza restaurant involved the use of stepped architecture and cast iron and brick wall finishes.

​Shanghai No. 1 Department Store, Shanghai, China

Shanghai No. 1 Department Store, once the largest in the Far East, was opened in 1934, and our renovation scheme is designed to reimagine the famous store while restoring it to its former glory. The old department store and two adjacent buildings total 110,000m² in retail space. The first phase, involving the restoration of the old store and the adjacent building, added later, opened in December 2017. A new addition, the renovated former Oriental shopping centre across the road, is linked to the rest of the store by a sky-bridge, and opened in February 2018.

Chapman Taylor's competition-winning renovation design for the Shanghai No. 1 Department Store will help ensure the store's continuing success in the age of online shopping.

Kukulcán Plaza, Cancún, Mexico

This project involves the refurbishment of a prominent shopping centre, Kukulcán Plaza, in the heart of Mexico’s premier tourist destination, Cancún.  A joint venture between Grupo Promodesa, Fibra Shop and Groupo Frel, the renovation will include Espacio Latino (‘Latin Space’) – a space for Latin American retail brands and artists, as well as a gourmet zone offering the best food from across the region. Espacio Latino will house 70 new commercial premises, as well as a catwalk for fashion shows and art exhibitions.

Chapman Taylor’s worldwide experience in designing and remodelling shopping centres, as well as mixing retail together with other uses, was key to our being chosen to design the reconfiguration of Kukulcán Plaza. The refurbished centre offers a means of showcasing Latin American food, fashion, art and culture to the millions who visit Cancún each year. 

Cineworld, London, UK

Providing a revolutionary cinematic experience which stimulates all five senses, London's first 4DX cinema at Cineworld Wandsworth includes high-tech motion seats and special effects including wind, fog, lightning, bubbles, water, rain and scents, in both 2D and 3D formats. Cineworld Wandsworth also includes the first large-format cinema ‘Superscreen’ in London, complete with 4K Dual projectors and an immersive sound system from Dolby ATMOS. The 14-screen Cineworld Wandsworth renovation was completed in 2017, providing London with a new and transformative cinematic experience.

Cineworld Leicester Square, formerly Empire, is a world-famous cinema in the heart of London’s leading entertainment district. It has hosted many major film premieres and has welcomed leading movie actors, directors, producers and others, including royals. Chapman Taylor’s Leisure team refurbished the basement cinema to make it a new 136-seat 4DX motion theatre. We delivered the innovative design by Innebo Architects in Warsaw for the refurbishment of the nine-screen cinema’s lobbies, bringing the highest standards of finishing, including LED screen technologies, providing a fitting welcome for VIPs stepping off the red carpet.

Cineworld O2 is located in the most popular music and entertainment venue in the UK, and is served by a large car park, a wide range of restaurants and bars and excellent transport links. As well as modernising the cinema complex to cutting-edge standards, a large digital LED screen has been installed in the lobby. Seven more cinemas will be added to the premises in due course, making it the largest cinema complex in London with 18 screens. Chapman Taylor will provide the extension fit-out and final delivery.

Gloucester Quays, Gloucester, UK

Chapman Taylor was approached by Lifestyle Outlets, following the completion of this major new development at Gloucester Quays, to identify opportunities to improve value through a review of the existing outlet centre and wider context. Our experience and expertise in this field enabled us to identify a number of opportunities to unlock the potential of the scheme. Our masterplan vision included the opportunity to establish a new leisure quarter within the scheme, anchored by a new 10-screen cinema within an existing, vacant retail block. The existing ground floor units were reconfigured to create a vibrant street scene, with new restaurants and bars which create the desired ambience throughout the day and into the evening. The scheme was technically challenging, working within the constraints of an existing building set in a conservation area.

This transformation has been a catalyst for further investment in the scheme and surrounding area, dramatically increasing footfall for both the leisure and retail offer and the night-time economy.

Shopping Promenade Coeur Picardie, Amiens, France

The successful 40,000m² asset enhancement for Frey Group in the commercial area of north Amiens has created more than 40 retail outlets and F&B offerings, including well-known names such as Mango, Armand Thiery and KFC. A food space includes a locally popular bakery and butcher’s shop. The centre also provides a free daycare section to entertain children between three and ten years old, as well as two large play areas for smaller children, so that their parents can enjoy the shopping experience.

Chapman Taylor was responsible for the regeneration of this out-of-town retail park, creating a new type of retail development for France. Shopping Promenade Coeur Picardie represents an investment of €50 million and the creation of 400 jobs for the Amiens region.

Reel Cinemas Complex, Dubai Mall, UAE

This flagship 27-screen complex includes a Dolby Cinema (the world’s foremost premium large-format cinema), a Platinum VIP Cinema, a Barco Escape Cinema (an immersive cinema format where the movie is projected onto three screens), an MX4D motion cinema and a dining cinema with a leading celebrity chef. There are also a number of specialist F&B outlets located within the cinema, where you can sit and relax and upload your comments to the enormous Twitter wall in the lobby.

The cinema is the world’s first to be fitted in every theatre with RGB laser projectors and Dolby Atmos sound systems, delivering the best possible picture and sound presentation. It also includes the world’s first fully automated online order and pick-up purchasing system within a cinema, allowing customers more time to enjoy the full experience on offer. The latest LED and OLED display technologies are used throughout the cinema. An enormous LED screen is positioned in the lobby, with curved LED panels throughout the complex. Phase one opened in November 2017.

The Lexicon and Bracknell regeneration

Opened in September 2017, 'The Lexicon' redevelopment creates a mix of open and covered public streets, lined with contemporary retail units and complemented by a vibrant selection of restaurants, cafés and bars fronting new public squares. It comprises 70 retail, F&B and leisure units and a 1,300-space car park, while restaurants and bars front onto brand new public squares. The area is designed to remain a popular destination late into the evening.

The scheme is part of a £240m masterplan development by Bracknell Regeneration Partnership for 60,000m² of new retail and leisure facilities on an existing site. 

The wider vision was to remodel and improve the town centre, which included creating a contemporary shopping experience for the local community and bringing popular retail names into the area.
